Parish Council objection key to planning refusal relating to poor overall design for Redrow Development
Central Bedfordshire Planning, Development Management Committee (DMC) refused permission for the plans submitted by Redrow Homes. Stondon Parish Councils objection was received at the meeting on the 15 Dec 2021. The DMC considered the objection and following a lengthy debate, they agreed that the plans did not meet the relevant standards and of poor design. A local resident supported our objection.
The site is to the west of Bedford Road, Lower Stondon, Bedfordshire, SG5 3SE and already has outline permission. Redrow Home submitted a design to the Parish Council and Central Bedfordshire Planning Dept. The following is the official notice of refusal.
NOTICE OF REFUSAL OF PLANNING PERMISSION

Application Site: Land at Bedford Road, Lower Stondon, Bedfordshire,SG5 3SE
Proposed Development: Reserved Matters: following Outline Application CB/20/02334/OUT (up to 115 dwellings with means of access only for consideration) approval of reserved matters comprising: Layout, Scale, Appearance and Landscaping.
Conditions or Reasons:
1) The proposed development primarily due to its layout would not be well designed and would result in an unacceptable lack of open space, unacceptable distribution of affordable housing, poor location of the play area, substandard garden areas for several dwellings, fail to demonstrate the maximisation of renewables and solar gain. As such the development would not function well, add to the overall quality of the area and provide an acceptable standard of amenity for future residents. The proposal is therefore contrary to Policies HQ1, CC1, H1 and H4 of the adopted Local Plan, the Central Bedfordshire Design Guide and the National Planning Policy Framework (Paragraphs 130 and 134).
